Reno, Nev.-based Duncan Golf Management has purchased the Winchester Country Club and golf course in Meadow Vista, Calif., the Sacramento Business Journal reported. The sales price wasn’t available for the deal, which closed Feb. 28.
“Very exciting stuff,” said Duncan, whose group owns four courses, including Winchester. “Not much to not like. It’s a phenomenal golf course, phenomenal location. phenomenal people.”
Duncan said it would be mostly status quo for the course’s operation, describing both it and the clubhouse as in great shape, the Business Journal reported. The new owners will try to boost club membership, he said.
Club + Resort Business reported that the club was listed for sale in September 2021.
Under the deal, Duncan Golf Management acquired the 18-hole golf course, a maintenance facility and the 33,889-sq.-ft. clubhouse, the Business Journal reported. The deal didn’t include 84 unbuilt residential lots from the original project by C.C. Myers that started in 2000.
“We’re not in the development business, just the golf management business,” said Duncan, whose company also manages two municipal courses for the city of Carson City, Nevada.
Tracy Williams, a spokesperson for seller Jennings Holdings LLC, said in an e-mail to the Business Journal,those lots are being separately marketed and the company hopes to sell them by midyear.
CBRE brokered the golf course and clubhouse sale, the Business Journal reported.
For many years, Winchester was a cautionary tale for local real estate ventures during the 2000s, with Myers losing it to foreclosure in the Great Recession with more than a hundred lots still to be built, the Business Journal reported. Since a new owner bought it a decade ago and began marketing lots for sales again, Winchester has gradually whittled down its available inventory, intended for large, upscale homes.
Golf, which as a recreational pursuit has seen similar ebbs and flows of popularity in recent decades, got a resurgence during the Covid-19 pandemic as a reasonably safe form of communal outdoor recreation, the Business Journal reported.
“A lot of people came back when we were limited in what we could do,” Duncan said. “We hope to keep at least some of them. You can play your entire life with your whole family.”
